Planning
The Planning Process:
The firm will assess the best method for achieving the client's ambition's whether it is by way of using your rights for extending the house without the need for making a planning application (a Lawfulness to Develop Application is made instead) or if these criteria have been over reached the best use of the Local Authorities Planning Policy guidelines. Throughout this process the firm will work in directly with the client to amend the design in order to achieve the desired result.
Building Control
The firm will produce Building Regulation drawings for submission to the Local Authority which when passed will provide the builder with a basic set of drawings from which to work. The firm will also engage specialists on behalf of the client to achieve this aspect of the process, the most common being the structural engineer.
Party Walls etc
If you intend to do any work to a party (shared) structure or there is a chance that your proposal may undermine a neighbour's footing (foundations) then the law requires an agreement to be put in place to protect both parties should things go wrong.
Project Management
If the client is unable to manage the construction process then the firm can offer this service from tendering the scheme to final account work. The benefit to the client comes by way of taking tight control of the aspect of the process so unmeritorious claims by builders for extra money can be rejected, a regular on site process is established to prevent poor workmanship and finally assess the true aspect of any claims for additional monies.
